CIVIL CODE OF THE PHILIPPINES ARTICLE 445

SECTION 2. - Right of Accession with Respect
to Immovable Property
 
Art. 445. Whatever is built, planted or sown on the land of another and
the improvements or repairs made thereon, belong to the owner of the
land, subject to the provisions of the following
articles.                                         


Discussion/Explaination:
                   Built refers to all kinds of construction with a roof and used as
residence ,for office /or social meetings.Sowing and planting is that in the
former each deposit of seed gives rise merely to a single crop or
harvest.
                   While planting more or less permanent tranks are produced,which
in turn produce fruits themselves.
